The Bay Area is and hopefully will always be a competitive market place, this holds true especially in the field of real estate. As a buyer it is crucial that you affiliate yourself with an experienced local agent who has their finger on the pulse of our market.
When we first meet we generally talk about what your ideal place looks like and where it is. I update you on current market conditions, typical buyer closing costs, make sure you are pre-approved and if not, provide you contact information for reputable lenders. After our meeting I will set up an automated MLS search that sends notification emails of listings that meet your criteria as those houses hit the market. As places look interesting to you we schedule showings and as our relationship evolves, I gain a sense of what you are attracted to allowing me to hand select properties for you to tour.
I attend weekly “Broker Tours” where I preview the new properties that come on the market generally before they are open to the public. Each weekend I will provide you with a list of open homes so you too can venture out independently.
Once you’re ready to make an offer, I am there to counsel you to draft a compelling one. Each offering situation is different and there are a multitude of factors that can affect the strategy, offer price and terms you choose. However some of the key factors are to review nearby recent sales data, take into consideration any disclosures/anticipated repairs that were set forth by the seller, and whether this is a competitive bidding situation.
When your offer is accepted we begin the process of Escrow which is the time period where we involve a neutral third party to manage funds and act as an intermediary between the buyer and the seller. This is also the time where we conduct inspections, negotiate with the seller and finalize your financing. If you are satisfied with your investigation on the property condition, appraisal results and your loan terms we remove all contingencies and you start packing for the move!
Throughout this entire process my commitment to you as your agent is to act as if your goals are my goals. I am honest with you, the good the bad and the ugly and make sure you are informed with all your options. I keep you on track within your contractual time periods and will ardently negotiate on your behalf. My interest in this process is to make sure you are happy and satisfied with your new home.
